What your realtor should be doing for you and why it makes a difference in today’s market

Making lists and checking ‘em twice.
If you’re selling a property, your realtor should be checking over and verifying every bit of property information. If there’s not a current appraisal, they should have a professional company measure your property to determine exact square footage (which can make a difference in your asking price). They should be checking and double checking legal descriptions and property dimensions and what’s ultimately entered into the Multiple Listing Service to make sure it’s your house on the market and not grandma’s next door! Attention to detail is critical as is truthfulness and accuracy if you want to avoid lawsuits.

Treating your property like it’s the Taj Mahal.
When you’re selling your home and your listing pops up on the MLS, you’ve got one chance to make a first impression. Pardon the cliché, but it’s so true. Your pictures should make your house look absolutely fabulous…not just okay. No dark shots, no shots of junk in a corner, no shots that show the reflection of the photographer in the mirror. Your realtor should have professional pictures taken of your home. Any flyers they use need to be professional looking. They should provide you with a panoramic video tour. Your property should be featured on your realtor’s website. You deserve mack daddy marketing. It tends to sell homes faster! And, your realtor should make you feel like your home is as fabulous as the Taj Mahal and a valued property in his or her portfolio, not an after thought.

Playing detective.
When you’re purchasing a home, your realtor should be into researching anything and everything he or she can and should know more than you about the properties in which you’re interested. They should know about the subdivision, neighborhoods, schools, flood zones, and disclosures listed on a property. If you’re finding them say, “I’m not sure,” or “I don’t know,” to your every question, maybe they don’t do their homework and you’re headed toward oceanfront property in Oklahoma… Now, realtors aren’t expected to know everything, and when they don’t know something, hopefully, they’ll tell you, “I’m going to try my hardest to find out.” If you’re finding that you know more than your realtor, maybe you should ask for his or her commission J.

Responding to your needs like his or her pants are on fire.
Okay, that might be a bit extreme. But, you know what I mean. You realtor should be responsive and calling, e-mailing or texting you back as soon as possible. Sometimes, realtors do get tied up, but if you’re having to wait too long before you hear back…all the time…you get the feeling that maybe your realtor is too busy or has too many other properties that are more important. Those realtors who are attentive and easy to get in touch with are most likely by the phone when that one buyer or seller calls with a big offer!
